About Us

Build Your Own Home, Ltd., (BYOH) is a full-service, home-building consulting company headquartered in Magnolia, Texas. Unlike typical custom home-building companies that call all the shots and make all the decisions for the buyer, BYOH, backed by more than 3 decades of home construction experience, assists and consults with the homebuyer/builder throughout the entire building process. However, the homeowner/builder makes all the decisions concerning the design, construction, subcontractor selections, interior décor and finishing of their dream home.

BYOH stands along side guiding them on every crucial step and decision. A BYOH staff-paid, experienced superintendent works directly with each homebuyer/builder. There are no surcharges for change orders because the buyer is the boss and negotiates these without the middleman adding profits. From selecting the plans and sub-contractors to coordinating and purchasing all building materials, the BYOH homebuyer/builder is in complete control. They even handle the payroll checks.

Build Your Own Home Ltd., Inc. was started by James L. Morgan Sr., President of Morgan & Morgan Custom Home Builders, who began building custom homes in 1974.

Program 1
This program is for the individual homebuyer/builder who has considerable building experience and knowledge of building procedures. This program includes the previously listed services, plus BYOH can provide additional inspection services at an additional hourly fee.

Program 2
This is our most popular plan. This program is for the homebuyer/builder with no building/trade knowledge. Four to six hours of your time each week is devoted to obtaining bids and scheduling subcontractors. You can self-manage the building of your new home and make changes, if needed, as the building of your home progresses. This program provides guidance, oversight and support during construction of your new dream home.

Program 3
This program is for the person wanting a turn-key job while maintaining personal input. In this program, BYOH coordinates the scheduling of supplies and subcontractors, i.e. acting as your peraonal contractor/superintendent. The homebuyer/builder continues to control the payroll.

Getting Started

Bring your plans to BYOH, or pick out one of our plans. If you want to use one of our designers to tweak your plans or to develop drawings/plans from scratch, you will first need to sign a contract with BYOH, subject to finance approval.

BYOH can then arrange for you to meet with a designer.

Simultaneously, you will start working with our designated lender (or one of your choice) to obtain a permanent financing commitment. Upon receiving such a commitment, the lender will set up construction financing for a closing on your construction loan.

While you always are in control using the BYOH method, one of the advantages of using the BYOH construction lender is that they can provide funds to pay off your lot and lot clearing as well as all closing costs, including BYOH fees. Closing on a loan generally requires a three to four week process.

Upon loan approval, BYOH will prepare a refined cost estimate (take-off) for you.

After closing, you are ready to begin the construction of your new dream home!
